We provide our management services for 35% of the gross rental fee, with the owner receiving the other 65%. If an owner provides a paying guest, the split changes to 75% for the owner and 25% for us. If you list multiple large properties with us, negotiations can be made on the standard management fee.

Services included in our 35% management fee are:
- Advertising and marketing of your property, including a Premier Host VRBO listing
- High-quality photos of your property, produced in-house at no extra cost to you
- Arranging guest reservations, including guest screening & guest contracts
- Damage Protection Plan, paid by the guest to cover accidental damages within the home or condo during their stay
- Booking owner, owner guest and owner referral reservations
- Access to our online Owner Services Portal
- Arrival and departure services (check-in and check-out)
- Scheduling departure cleaning services
- Inspection of property prior to guest arrival and after guest departure
- Scheduling of repairs, carpet cleaning and general maintenance
- Providing towels, linens, paper goods and soaps at no cost to you
- Accounting, monthly statements, direct deposit and yearly 1099s
- Collecting, reporting and paying state sales tax and lodging tax on your behalf

While there is no fee to join or program, nor any on-going monthly or yearly fees aside from the 35% commission, there are two upfront fees that you would incur. We use a Schlage Keyless Entry system. The cost of the lock is $155 including installation. You own the lock, get the keys and have your own personal entry code. Guest codes are changed with each guest. We also will have to “set” the property with our towels, linens, soaps, paper goods & other supplies. There is a one-time fee for this, which varies depending on the size of your property.

You would be responsible for the credit card fees only on your portion of the rental fee. We pay the credit card fees on our portion of the rental fees & all other fees charged. We do upcharge our housekeeping fee ($5-$35 depending on the size of the property) to help cover scheduling, accounting and organization of the housekeeping companies. The guest always pays the housekeeping fee, so this only affects you when you stay and have us clean. We DO NOT upcharge maintenance and repairs; that cost is passed straight through to you based on the bill we receive from the vendor.

We supply all the towels and linens, which are paid for by a 2.5% use fee that is charged to all guests. This allows us to furnish each property with quality towels and linens at no cost to you.

In addition to our own, high-ranking website, we primarily advertise on VRBO and FunLake.com (the Convention & Visitor Bureau website), which is the most popular website at the Lake. We also advertise on the state of Missouri tourism site, VisitMo.com, and in the Lake of the Ozarks Vacation Guide, available online & in print form. We also market our properties to our 8000+ past guests and inquiries via email and social media marketing.

All our properties are non-smoking inside; smoking is allowed outside. While pets are NOT allowed in any condos, pets may be allowed in some homes that the owners have designated as “pet-friendly,” with certain restrictions, guidelines and additional fees.

Statements are generated monthly. Each month that your property experiences activity (income or expenses), your statement will be posted online in our Owner Services Portal, typically between the 10th and 20th of the month following the activity. If you have income, we will deposit your funds into your account usually no earlier than the 10th and no later than the 20th day of the following month.

Each of our guests is required to either purchase our Damage Protection Plan or put down a $3000.00 damage deposit. Under our Damage Protection Plan, if a guest accidentally damages something within the home or condo, it will be covered up to $3,000. If a guest intentionally damages something or is negligent, we will take the charges from their deposit or charge the credit card on file. Each owner must also have insurance that covers vacation rentals in place on their property insurance policy.
A:
The responsible renter must be at least 25 years of age. We typically do not rent to any events, such as bachelor or bachelorette parties. We try to screen our guests, as well as possible to protect your investment and property.
